A well fitted wood floor ties a renovation together, but it only performs if the subfloor beneath it is sound, dry and level. Before any boards go down we repair joists, level the subfloor and choose the right underlay or adhesive for the room.
We fit engineered and solid wood floors, herringbone and parquet, and oak cladding for stairs, and we can sand and refinish original floorboards where they are worth keeping. If you want underfloor heating as well, we fit that too, so the heating and the wood floor are planned together.
What is included
- Engineered and solid oak flooring
- Herringbone and parquet patterns
- Oak stair cladding, treads and risers
- Wood floors over underfloor heating
- Floorboard sanding and refinishing
- Subfloor repairs and levelling
- Underlay and acoustic underlay
- Skirting boards, thresholds and trims
In an upper floor flat, replacing carpet with a wood floor can increase noise for the neighbours below, and some title deeds and factors expect sound insulation. We can fit acoustic underlay systems that reduce impact noise.
How the work runs
- Survey and measure. We measure each room and check the subfloor, joists, moisture levels and any heating.
- Choose and quote. We help you choose a wood floor, finish and pattern that suit the room, and give you a clear quote.
- Prepare. Old flooring is lifted, boards and joists repaired and the subfloor levelled.
- Fit and finish. The wood floor is laid with the right underlay or adhesive, then trims, thresholds and skirtings are fitted.

Wood floors in Edinburgh flats and period homes
Original pine floorboards are common in older Edinburgh homes and can look superb when sanded and finished. Where boards are too worn, or you would prefer a new floor, we check the joists, level the subfloor and fit a wood floor that copes with the natural movement of a timber structure. Herringbone suits the proportions of period rooms particularly well.
Wood Floor Fitting FAQs
Engineered or solid wood: which should I choose?
Engineered wood has a real wood top layer on a stable core, so it moves less with changes in temperature and humidity and suits underfloor heating. Solid wood can be sanded more times over its life. We recommend the right one for each room.
Can you fit a wood floor over underfloor heating?
Yes. We fit underfloor heating and wood floors together, choosing a floor rated for underfloor heating and keeping surface temperatures within the maker's limits.
Can you restore my original floorboards?
Often, yes. We replace damaged boards, fill gaps, then sand and finish them with oil or lacquer.
Do you fit wood on stairs?
Yes. We clad existing stairs with oak treads and risers, finished to match the floors around them.
