Property Restoration in Edinburgh

Restoration work for Edinburgh's Georgian, Victorian and Edwardian homes, repairing original features with materials that suit the building.

Edinburgh has some of the finest period housing in the country, and much of its value lies in original features: cornices, panelled doors, shutters, sash windows, fireplaces and stonework. Where these are damaged or worn, careful repair usually keeps more character than replacement.

We combine joinery, plastering, decorating and stone repairs to restore rooms and exteriors, and we use traditional materials such as lime where the building needs them.

What is included

  • Cornice and ceiling rose repairs
  • Repairs to panelled doors, shutters and skirtings
  • Sash and case window overhauls
  • Fireplace surrounds and hearths
  • Lime pointing and lime plaster
  • Stone repairs and indents
  • Timber floor repairs
  • Stripping and redecorating period features

If your property is listed or in a conservation area, which covers much of central Edinburgh, alterations to its character may need listed building consent or planning permission. Like for like repairs often do not, but we flag anything that may need approval before work starts.

How the work runs

  1. Assess. We look closely at the features and fabric that need attention and what has caused the damage.
  2. Plan the repairs. We agree what can be repaired, what needs replacing, and the materials to use.
  3. Repair. Craftspeople carry out the repairs, matching profiles, materials and finishes.
  4. Finish. Repaired features are prepared and decorated so they sit naturally with the rest of the room.

Respecting Edinburgh's historic homes

Much of central Edinburgh sits within the Old and New Towns World Heritage Site and its conservation areas. Repairs here need patience and the right materials. Breathable lime mortars and plasters, matching timber profiles and careful paint removal all help a building last, and keep the details that make it special.

Restoration FAQs

Can you repair rather than replace sash windows?

In many cases, yes. Sash and case windows can often be overhauled with new cords, draught proofing, timber repairs and reglazing, keeping the original frames.

Do you work on listed buildings?

Yes. We discuss whether consent is needed and work to any conditions that apply. Where consent is needed, it must be in place before work begins.

Can damaged cornicing be repaired?

Usually. Small sections can be repaired in place, and missing lengths can be run or cast to match the original profile.
